How to do a CMA using Mark-It Advantage

 

  1. Click on the MLS Icon to display the Rapattoni MLS Interface.
  2. (STEP 1) Enter the Basic Search Criteria  or  Go to # 3 for MLS Number Search
    1. Property Type:

                                                               i.      Click on the [Property Type] button to display a list of Property Types to choose from.  Place a check mark beside each type you wish to search.
or

                                                              ii.      Click on the Down Arrow to the Right of the Property Type field to select a quick pick list.
or

                                                            iii.      Type in the Property Type code(s) you want to search on.  When entering multiple codes, you must separate them by a comma.

    1. Status:

                                                               i.      Click on the [Status] button to display a list of Status Codes to choose from.  Place a check mark beside each type you wish to search.
or

                                                              ii.      Click on the Down Arrow to the Right of the Status field to select a quick pick list.
or

                                                            iii.      Type in the Status code(s) you want to search on.  When entering multiple codes, you must separate them by a comma.

    1. Area:

                                                               i.      Click on the [Area] button to display an Area Map and Code List.  Click on the map image to select the Area Codes.
or

                                                              ii.      Type in the Numeric Area codes separated by a comma.

    1. Price – Zipcode Fields:

                                                               i.      Enter the additional search criteria into the fields given:

1.        Number Fields:  Enter a single numbers or Range of Numbers using the dash. 
Example:  (2 = 2 Bedrooms, 2-3 = 2 or 3 Bedrooms)

2.        Subdivision Field:

a.        Enter multiple names separated by a comma if you know the EXACT subdivision names.
or

b.       Enter a single subdivision name using the ‘*’ wild card character when spelling is unknown.
Example: (Ravenwood*   =  Anything starting with Ravenwood)


 

3.        Listing Agent/Listing Company ID Fields:  Only one ID number can be entered on each search.  All records returned will consist of the agent or company code specified.

4.        Change Dates:  Enter a single date or date range (both fields) to see a list of all records that have been changed in the date range specified


  1. Click on the [MLS Number Search] Tab at the bottom to search by MLS Number.
    Enter up to 20 MLS numbers

 

 

  1. When all search criteria is entered (Standard Search #2  or  MLS Number Search #3) then press the [Begin Search] Button.


    The system will send the search commands to Rapattoni and return the results back to Mark-ItAdvantage Xi.

 

  1. (STEP 2) Filter the search results to meet your needs.  A standard search can return several properties because the criteria are very broad.  For CMA’s and Listing presentations you will want to narrow the results so that your customers are not overwhelmed.  To do this simply enter the additional criteria into the ‘criteria’ field.

 

  1. Then click on the [Filter] Button to filter the results down.  Placing a checkmark in the box to the left of the [Filter] Button will allow the system to AUTOFILTER or filter each time the criteria is modified.

 

  1. Click on a Column Heading to re-order the result list.

 

  1. To Download images for the marked listings click on  Images > Download Marked Images 

 

  1. Downloading Property Details:  Once you have your properties selected you may want to print the MLS Detail supplied by the Rapattoni System.  You have the option of getting either Public or Private Details or Both.  Place a checkmark next to the desired detail type then click on [Marked Listings] to get the details for all Marked Records.  Click on [Current Listing] to get the desired detail type for the highlighted listing.   NOTE:  This step can be skipped if the presentation pages that you are printing do not include Public or Private Details.

 

  1. To see the MLS Details click on the [MLS Details] tab located at the bottom of the Filter Section.

 

  1. To change between Public or Private view simply click on the [Public Detail] or [Private Detail] buttons above the Detail Listing.  NOTE: If this screen is blank then you will need to place a checkmark in the appropriate detail type under Get MLS Details then click the [Marked Listings] or [Current Listing] buttons.

 

  1. (STEP 3) Printing the presentation
    Click on the [Step 3 – Print] tab to begin the printing process.


  2. Select the presentation type using the dropdown arrow.

 

  1. Select the name of the contact (if any) for this presentation using the […] button

 

  1. Enter a description for this presentation.

 

  1. Click on [Print All Pages]
